Getting ready to rent a home? Understanding the essentials will help you submit a strong application when you find the right place.
Before you begin your search, review your finances. Know what deposit and monthly rent you can realistically afford. This will help you narrow your search and act quickly when the right home comes up.
If you have a pet, be upfront. Provide your landlord with as much information as possible – including a pet biography or reference from a previous landlord. Offering a higher deposit and agreeing to a professional clean at the end of the tenancy can help reassure them. Make sure pet permissions are written into your tenancy agreement to avoid future issues.
If you're unemployed, a student, or your income doesn’t meet affordability criteria (typically 40x monthly rent), a guarantor will be required. For example, a rent of £500pcm requires a salary of £15,000 per year. Guarantors must complete an application, be referenced, and sign a Deed of Guarantee before a tenancy can begin.
Before receiving your keys, you’ll need to pay the first month’s rent and security deposit in full. This initial payment must be made by banker’s draft or building society cheque.
A holding deposit equal to one week's rent is required to reserve a property. This complies with the Tenant Fees Act 2019. It may be withheld if any party (including guarantors) withdraws, fails a Right to Rent check, provides false information, or doesn’t sign required documents within 15 days (unless an alternative deadline is agreed in writing).
Create a checklist of your must-haves and preferences to guide your search. This helps filter down the vast number of options. Avoid posting public requests for rental properties on social media – this can leave you vulnerable to scams. Always search through reputable platforms.
Be aware: some properties may not accept pets, smokers, housing benefit recipients, or students. Speak to your local branch about restrictions for specific homes.
Once you find a suitable property, all adults (18+) must complete an application. Ensure all sections are fully completed. We process references quickly and confidentially.
Monthly rent is paid via direct debit or standing order in advance, on a fixed date. Only one mandate is accepted for joint or multiple tenancies.
Paying rent in full and on time is essential – it could affect your credit score.
Allow at least 7 working days before moving in. While we try to meet your ideal move date, delays can occur. Once approved, we will arrange for all parties (including guarantors, if required) to sign tenancy agreements. You will receive a copy of the signed agreement for your records.
We will notify the utility providers (gas, electricity, water) of your move-in meter readings and update the local authority for council tax purposes. However, you should also contact providers directly to ensure everything is processed correctly.
The landlord’s insurance does not cover your belongings. We strongly recommend arranging suitable contents insurance to protect your items.
If the property is not managed by our lettings team, you will receive the landlord's contact details for any maintenance issues.

Fraudsters sometimes create fake rental listings or respond to social media requests pretending to be landlords. Never send money or share card details before confirming the legitimacy of the property and letting agent. Tips to avoid rental fraud:
- Research landlords/agents through independent sources.
- Avoid social media pleas for housing.
