Preparing Your Property for Letting

Consents & Notifications


Before letting your property, you’ll need to inform your mortgage lender (if applicable) and your leaseholder (if the property is leasehold) to obtain the necessary permissions. Your insurance provider must also be notified to adjust your cover accordingly. Energy Performance Certificate (EPC).


Every rental property must have a valid EPC before tenants move in. Since 1st April 2018, properties must achieve a minimum rating of ‘E’. Renting a property below this standard may result in fines of up to £4,000. Safety Certificates.


Make sure you have valid safety certificates for:
  • Gas appliances (Gas Safety Certificate)
  • Electrical installations (EICR - Electrical Installation Condition Report)
  • Oil and solid fuel appliances

Property Maintenance

Complete any required repairs and ensure the property is safe. Remove any potentially hazardous items before tenants move in.

Furnishing

Decide which furnishings will stay. At Arden Row Estates, we recommend not leaving items such as bedding, televisions, or personal belongings. Any furnishings provided must comply with current fire safety regulations.

Clean & Tidy

Prepare the property as you would expect to find it yourself — clean, fresh, and welcoming. Don’t forget the garden! A well-maintained property encourages tenants to take good care of it.

Utility & Service Notifications

You’ll need to notify all utility suppliers (gas, electricity, water, telephone, broadband) of the new tenancy and provide final meter readings. We also recommend redirecting your post through Royal Mail to ensure you don’t miss any important correspondence.
