Landlord Services & Fees

Fully Managed Service

• Setup Fee: £250 (Inc VAT) one-off payment per property.
• Management Fee: 13.8% (Inc VAT) of rent collected.
• Re-let Fee: £165 (Inc VAT) for each subsequent new tenancy.

Included Services:

• Collection and remittance of monthly rent.
• Deduct commissions and arrange payments for any works.
• Pursue rent arrears and advise on recovery actions.
• Notify utility companies of tenancy changes.
• Organise routine repairs using approved contractors (up to 2 quotes included).
• Hold keys for the duration of tenancy.
• Handle HMRC deductions and provide NRL8 forms where applicable.

Rent Collection Service

• Setup Fee: £250 (Inc VAT) one-off payment per property.
• Collection Fee: 8.4% (Inc VAT) of rent collected.
• Re-let Fee: £165 (Inc VAT) for each subsequent new tenancy.

Included Services:

• Pursue rent arrears and advise on recovery actions.
• Handle HMRC deductions and provide NRL8 forms where applicable.

Let Only Service

• Fee: One month’s rent (Inc VAT), minimum £450 (Inc VAT).
• Setup Fee: None.

Included Services:

• Collect and remit initial month’s rent.
• Arrange collection of any shortfalls.
• Provide tenant with payment details.
• Deduct pre-tenancy invoices.
• Handle HMRC deductions and provide NRL8 forms where applicable.
• Additional rent collected beyond first month is subject to 8.4% (Inc VAT) collection fee.

Guaranteed Rent Service

• Guaranteed fixed rental income 52 weeks a year, regardless of occupancy or tenant payment status.
• Same-day monthly payments.
• No void periods or missed payments.
• Full property management included.
• No setup fees, tenant introduction fees, commissions, or hidden charges.
• Arden Row Estates becomes your professional tenant, covering tenant management and property maintenance.
• Up to 1 month’s rent covered for internal damages at tenancy end.
• All legal and court costs handled in the event of eviction or arrears.

Withdrawal Fees

Inventory & Schedule of Condition

• Cost: £165 (Inc VAT) per new tenancy.
• Includes full inventory at tenancy start and check-out report at end.
• Conducted by an independent professional inventory clerk.

Sale of Property

• If the tenant or a buyer introduced by Arden Row Estates completes a purchase of the property:
• Commission: 1% (Inc VAT) of the final sale price, minimum £1200 (Inc VAT).
